About Us
The General House Plan and Design Company has been designing and building houses since 1972. Our houses have ranged in value from $60,000 to $1,500,000. We take pride in our ability to listen to the customer’s requirements and work with them to create a stylish home to meet the homeowner’s needs.
We can take your ideas and design an entire house or just add a kitchen or family room, etc. One of our specialties is taking an exterior elevation or exterior front view and matching it with your interior layout. If you currently have a plan and it needs to be modified to meet your needs or modified to fit a lot, we can do it!
We do garages, screened-in porches, and decks. If you can’t picture how an exterior elevation or an interior room will look, or if you want to promote your home, we can do color renderings. Pencil drawings that are outdated or difficult to read can be put on a CAD system to generate interior and exterior perspective views of your home.
We quote all jobs by the square foot of heated living space, not by the hour. For a basic plan drawn to the International Residential Code, our prices start as low as $.40 per heated square foot. Turn-around time is usually about two weeks.
Each plan includes:
- Front perspective view
- Front, side, and rear elevation view
- Basement plan with notes for construction concerning concrete, footing, and wall sizes. Depth below frost, stair requirement, and beam and joist spans are included
- First and second floors with dimensions, door and window sizes, floor and ceiling joist spans, and basic kitchen and bathroom layouts.
- A detailed cross-section and a top view of the roof with rafter spans.
