The General House Plan and Design Company has been building and designing houses since 1972. Our houses have ranged in value from $60,000 to $1.500,000.  We take pride in our ability to listen to the customer’s requirements and work with them to  create a stylish home to meet the homeowner’s needs.

Our years of experience have taugh us to design houses the most economically way possible to get the style and design the builder or homeowner desires.   Floor joist and rafter spans are laid out for the least amount of waste while considering the most efficient way to structurally plan a house. Plans are drawn in accordance with the 2006 IRC building codes.  We work with engineers and architects when required by the customer.

Elevations can be changes to give the customer a variety of options for the exterior design of the home.   Wall can be changed from brick to stone or stucco.  Trim, roof lines, and color can be changed to help the customer with decisions about the exterior of the house.  Scrubs, trees and terrain can also be added to give the buyer a complete picture of what the finished product will look like.  Perspective drawings of an existing plan can be drawn to give a more realistic picture of what the finished product will look like.   Interior views can be taken with furniture and a variety of wall color.

Several local builders have asked us to combine sections of different houses to create the house they consider would be the most saleable in the subdivision they are currently building in.  We have combined the upstairs from one house with the downstairs of another or put the front elevation of one house on the floor plan of another.  Major modifications have been made to houses to fit on different lots.  We can take your ideas and design an entire house or add a kitchen, family room, or garage.

Existing pencil drawings can be redrawn and color perspective renderings or drawings can be created.  We can create color sales advertising from your drawings.

We have had experience building houses in Connecticut and Kansas.  Building requirements and restrictions vary from one location to another.  Your local building inspector can be contacted to make certain the proper details are shown on the plan to insure you get a building permit.

All jobs are quoted per square foot of heated living space.  A complete set of plans is usually priced at $.40 per square foot.  Additions and alterations are quoted per job and a price is quoted before the job is started.  We will work with you on rush jobs and quote a timetable before we start.  Having build for 35 years we understand how things can change at the last minute.  Time sitting is interest money lost.

We usually start with a preliminary drawing with basic dimensions and no structural details.  This drawing is sent to the customer and they can make all the changes they feel necessary.  Preliminary exterior elevations are also included.  Preliminary drawings are usually sent back and forth several times until everyone is happy with the plan.  Upon approval of the preliminary plan structural details and all necessary notes are added to complete the plan and get a building permit.

We will work with homeowners sent to us by builders but we recommend the builder stay very involved in the design process.  We draw plans but do not quote prices on construction cost. Drawing a house the homeowner wants but can not afford can ruin a deal.
